Regularisation

Where works are carried out without building regulations approval being sought the owner may be prosecuted. However to facilitate people who wish to have work approved, there is a process called regularisation.

A regularisation application is a retrospective application relating to previously unauthorised works i.e. works carried out without building regulations consent, started on or after the 11 November 1985.

The purpose of the process is to regularise the unauthorised works and obtain a certificate of regularisation. Depending on the circumstances, exposure, removal and/or rectification of works may be necessary to establish compliance with the building regulations.

To complete your application you will need to provide the following information.

  • Applicant Name, Address (including postcode), Email, Contact telephone number
  • Agent Name, Address (including postcode), Email & Contact telephone number (if applicable)
  • The address of the location of the unauthorised work, (including postcode).
  • A full description of the ‘Unauthorised Work’

For this type of application you will need to upload copies of plans and other information showing all construction details of the works completed before you can submit the application. Before commencing the application please ensure that you have these documents saved ready to upload. 

You will not be required to pay a fee at the point of application.  This will be calculated by the Building Control Team on receipt of your application, and you will be notified of the amount payable in due course.
